TENANTS
We offer a good selection of flats and houses in
Halstead, Braintree and surrounding areas. Applicants are required to complete a
registration form but no charge is made for registering. No key money or charges for
taking out references is made provided the applicant can provide suitable documentation,
i.e. wages slips, bank statements, and letter from employer, or suitable guarantors. Rents
are charged per calendar month. Water charges are either added to rent or paid direct to
the local authority. Tenants are also responsible for Council Tax direct to the local
authority, and to pay for any other services they use: i.e. gas, electricity, oil,
telephone, etc. Deposits are required on all properties and held against dilapidations for
the period of the tenancy. Contact us for a registration form and a list of properties

LANDLORDS
Property management or introduction only service
available. This Company will undertake to try to find a suitable tenant for your property
by advertising in the local press, on our display board, and through our tenant register.
When a tenant is found, we will:
a) Take up references, (not including any charges for company investigations.)
b) Arrange the preparation and submission of rent statements
c) Collect and hold the deposit payable by the tenant against dilapidations.
d) Draw up the necessary Assured Shorthold Agreement. (see below)
e) Inspect the property and draw up an Inventory and Schedule of Condition prior to
commencement.
PLEASE NOTE: Whilst every care is taken in compiling the Inventory, we cannot accept
liability for any error or omission.
f) Collect all payments for rent and water rates (if applicable) on your behalf
g) Carry out periodic inspections of the property to see the tenancy in being conducted in
a satisfactory manner.
h) Arrange for all necessary repairs to the property, if and when notified by the
tenant(s), advising you of any work likely to incur major expenditure.
N.B. No responsibility is accepted by the agent for the testing of electrical equipment.
It should however meet required safety standards. Any furniture supplied must comply with
the Fire & Furnishing (Fire Safety) Regulations. All gas appliances supplied by the
Landlord must be checked annually by a qualified Corgi and ACOPs registered gas engineer,
and a copy of the Landlord's safety check must be supplied if applicable. As and in
accordance with the terms in our brochure, a copy of which can be requested by contacting
us.
TYPE OF AGREEMENT
We usually offer properties on 6 months Assured Shorthold Tenancies, which effectively means the tenant is obliged to remain in the property for this period of time. At the end of the initial term the Tenancy automatically becomes a Statutory Periodic Assured Shorthold Tenancy, and terms remain the same except the Tenant must give one month's notice to vacate. Should the Landlord at any time require possession, 2 months notice to terminate the agreement has to be given. If property is a short term let only, a Notice of Determination can be issued at 4 months from commencement of tenancy, requiring the tenant to vacate at the end of the 6 month period.
